Program description
Franks Financial LLC operates an outbound SMS program to communicate one-to-one with licensed real estate agents and property owners about specific property listings. Messages relate to creative-financing offers, follow-ups, and document requests for properties where the recipient is identified as the public listing agent or has submitted an inbound inquiry.
This is a transactional, one-to-one SMS program. We do not send promotional, marketing, or bulk-broadcast messages.
Opt-in mechanisms
You opt in to receive SMS from Franks Financial LLC through any of the following mechanisms, each documenting your express consent:
- Web form / Calendly: You submit your phone number through our public booking page at calendly.com/franksdeals/15min or a Facebook Lead Form. Both forms include a clear notice that providing your number authorizes us to contact you via SMS about your inquiry.
- Email engagement: You reply to one of our outbound emails (sent to the public business contact on the MLS for a specific listing) expressing interest, asking us to call/text, or providing your phone number for follow-up. Your affirmative reply is express consent to be contacted via SMS about the property in that email thread.
- Inbound SMS: You text our number (213) 602-8555 first; your inbound message is itself express consent to a reply about the topic you raised.
How to opt out
To opt out of all SMS at any time, reply STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT to any SMS from us. You will receive a one-time confirmation that you have been unsubscribed, and no further messages will be sent. Your number is added to a permanent suppression list blocking all future SMS and email outreach.

For help, reply HELP or INFO. You will receive a brief description of the program and our contact information.
Message frequency
Message frequency varies. Typical recipients receive fewer than 5 messages per month, exclusively in response to a specific property listing or follow-up on a prior conversation. Message frequency may vary based on the activity of a specific property thread.
Cost
Message and data rates may apply. Standard carrier charges from your mobile provider apply to all SMS sent and received. Franks Financial LLC does not charge recipients for any messages.
Privacy
Mobile information (phone numbers and SMS opt-in data) will not be shared with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy for full details.
Carriers
Carriers are not liable for delayed or undelivered messages.
