What information we collect
- Business contact information (name, brokerage, phone, email) of licensed real estate agents publicly listed on the MLS, brokerage websites, or other public real estate sources.
- Phone numbers and email addresses voluntarily submitted by property owners through our Calendly booking page or web lead form.
- Your replies to our outbound emails and SMS messages (including content, timestamps, and delivery status).
- Property listing information you have publicly published.
How we use it
- To send one-to-one outreach messages about a specific property listing where you are identified as the listing agent or owner.
- To follow up on offers we've extended, schedule calls, or share documentation (Letter of Intent, proof of funds, contracts) you've requested.
- To maintain a suppression list of contacts who have opted out so we never contact them again.
Sharing and sale of information
We do not sell, rent, or share your information with third parties for marketing purposes. Mobile information (phone numbers and SMS opt-in data) will not be shared with third parties or affiliates for marketing or promotional purposes. Information is shared only with operational service providers (Twilio for SMS / voice delivery, Gmail for email delivery, our internal CRM) strictly to deliver the messages you receive.
SMS messaging consent and opt-out
SMS messages are sent only after we have received your express consent through one of the following publicly verifiable mechanisms:
- Web form opt-in — you complete our public form at https://crm.franksdeals.com/sms-signup and check the SMS-consent box. The form requires an explicit, unchecked checkbox that displays the brand name, message type, frequency, “Message and data rates may apply,” and STOP/HELP instructions before it can be submitted.
- Email engagement — you reply to one of our property outreach emails and provide your phone number or ask us to call/text.
- Inbound SMS — you text our number (213) 602-8555 first. Your inbound message is itself consent to a one-time reply.
You may opt out at any time by replying STOP to any SMS from us. Once opted out, your number is added to a permanent suppression list that blocks all future SMS and email outreach from us. Reply HELP for support information. Message and data rates may apply. Message frequency varies (typically 1–4 messages per property inquiry).
How we record consent
Every consent event captured through our web form (/sms-signup) is logged server-side in our CRM database with the following fields:
- Name, phone number (normalized to E.164), and optional email / property address
- The exact disclosure text shown to the user at the time of consent, captured server-side (so future wording changes do not affect previous records)
- Disclosure version identifier (e.g.
v1) for audit reproducibility - Server timestamp of submission
- IP address and browser user-agent
This audit log enables us to produce verifiable evidence of consent on request — including the exact disclosure the recipient saw — for the lifetime of the record.
Data retention
Contact records are retained for as long as the property thread is active plus 24 months for record-keeping. Suppression-list entries (opt-outs) are retained indefinitely to honor your opt-out preference.
Your rights
You may request a copy or deletion of any data we hold about you by emailing ben@franksoffers.com. We will respond within 30 days.
